COMPARISONS OF PROCUREMENT CHARACTERISTICS OF TRADITIONAL AND LABOUR-ONLY PROCUREMENTS IN HOUSING PROJECTS IN NIGERIA

Abstract

Traditional and labor-only procurement characteristics are compared in several selected states of Nigeria. The purpose of this study is to find out whether the procurement risks, complaint occurrences, deviations from the original design, subcontractor management and procurement prospects are the same for both methods. This study uses designed questionnaires sent to clients, contractors, and consultants to obtain primary data. A total of 120 questionnaires were sent to respondents who had recently completed a housing project, based on the two methods. The results of the study show that there is no significant difference between both methods in terms of value-for-money risk, achieving good satisfaction, generating more claims, and deviating from the original design. increase. To be completed. A purely work-based method has less risk of completing a project on time than a traditional method. The characteristics of both methods are not significantly different from each other when it comes to subcontractor management, the benefits of receiving quality materials and workmanship, and coordination and planning satisfaction. Improved relationships between project teams and timely delivery of projects are comparative advantages. Pure work is very different from traditional methods in that you get value for money on your projects. The study concludes that there are different types of risks associated with using both methods in residential projects, with the pure working method showing the promise of early project completion characteristics and value for money. I’m here. The study’s recommendations are that clients, contractors, and consultants should use only labor in the execution of future housing projects, and are free to use the method that best suits their needs. The implications of this study for policy makers and other stakeholders in the construction industry are to use it in large, complex projects because of the significant cost savings that can be achieved, timely project delivery, and superior outcomes. Therefore, it is necessary to consider a manpower-only method. Price – money is achievable as well by applying the method. The results of this study serve as a starting point for further research to perfect the application of labor-only methods to construction projects.
