Abstract

 

Governments each over the world are taking way to address the problem of furnishing acceptable and affordable casing to their people. Ogun State Government in Southwest Nigeria isn’t left out in this drive, and therefore initiated an intertwined public casing programme in 2003 with the supposition that the use of different strategies by different associations will affect in the provision of acceptable casing and bettered quality of life for different orders of people in the State. In view of the fact that the validity of this supposition has not been formally examined, this exploration thus aimed at assessing public casing in Ogun State, Nigeria, with a view to examining the extent to which the different casing delivery strategies have handed acceptable and satisfactory casing and told the quality of life of residers of public casing in the State.

Survey and qualitative exploration strategies as well as commensurate and intentional slice

ways were used in opting repliers. Primary data was attained through the

administration of questionnaire to 90 deliberately named staff members, and oral interviews with four elderly operation staff in four crucial public casing agencies. In addition, questionnaire and observation schedule were used in carrying data from 517 casing units named from four different casing delivery strategies grounded on the proportion of their circumstance in nine recently constructed public casing estates. The quantitative data was analysed using frequentness, probabilities, cross tabulations, discriminant, top element and categorical retrogression analyses; while the qualitative data was analysed using content analysis. Findings show that the four public casing agencies tried were rated as having acceptable organizational capacity in public casing provision. still, casing handed by the agencies was rated affordable, shy and not satisfactory by the residers. Although, public casing estates tried demanded introductory socio- profitable structure, maturity of the repliers felt satisfied with life in their current places. The study set up significant differences in socio- profitable characteristics of residers and situations of casing acceptability and satisfaction across the four strategies. Whereas the Core casing strategy handed casing for low- income earners and was rated as having handed the most acceptable and satisfactory casing, the Turnkey and Public- Private Partnership( PPP) strategies handed the least acceptable and satisfactory casing independently for middle- income earners. The Shell strategy which handed casing for high- income class had the loftiest proportion of those who felt satisfied with life. Satisfaction with operation of casing estates and casing unit attributes among other attributes discerned between the residers who were satisfied with life and those who were not. Housing unit attributes were rated the most acceptable and satisfactory while socio- profitable structure and neighbourhood installations were rated the least acceptable and least satisfactory casing attributes.

Findings also show that casing delivery strategies, fresh space demand in the casing

units, organizational capacity as well as age, income and term status of repliers among others were significant predicators of casing acceptability and domestic satisfaction in the study area. Domestic satisfaction, term status, casing acceptability, casing delivery strategies, length of occupancy, income and age of repliers were factors that told satisfaction with life in the casing estates. Although findings of the study are harmonious with the findings of previous exploration; the categorical retrogression analysis( R2

= 1.000, F = 718909256; P = 0.000) still shows that acceptable casing( Beta = 1.000, F = 528886811; P = 0.000) was the strongest predictor of, and nearly related to, domestic satisfaction; and that casing acceptability and domestic satisfaction have significant influence on satisfaction with life. The findings indicate that the different casing delivery strategies used in public casing perform else in terms of residents†™ perceived acceptability and satisfaction; the situations of casing acceptability and satisfaction as well as quality of life in public casing can be enhanced through acceptable provision and conservation of introductory casing structure and neighbourhood installations; casing acceptability and satisfaction can be used as synonymous conception in the evaluation of jackets; and the underpinning supposition in public casing in Ogun State is valid.
